Key terms

Load bearing wall

Carries structural weight from roof or floor to the foundation, unlike a partition wall. Changing or removing one needs engineering review.

Perceived value

What a feature is worth to the buyer versus its build cost. Some things are cheap but high in perceived value, or the reverse.

Operational impact

How a change affects scheduling, trades, or staffing across a whole community, not one house. Saying yes once can mean saying yes every time.

Engineering burden

How much structural or civil engineering a change needs: new calculations, stamped drawings, or an outside engineer.

Cycle time impact

How much a change shifts the build schedule, start to closing. Drives cost, cash flow, and homes built per year.

Considerable delay

A delay past normal tolerance on the closing date or critical path, defined per company or contract, not a universal number. Best set in writing, since vague delay language invites disputes.

Warranty risk

The likelihood a choice causes a callback or defect claim after closing. Higher risk means more post-closing service cost. Example: an outdoor shower works in Southern California but not in our climate, we can't warranty it here.

Procurement

Sourcing and delivering the materials or services a change needs. Lead times and vendor availability affect cost and schedule.

Gray-area items ranked by standardize potential, using real historical Simplicity demand from the Salesforce import.
